 TO BUY OR TO LEASE?

These days are sunny ones for renters: increased vacancy rates, landlords picking up brokers' fees, rents falling by 10 percent or more, and some gains in negotiating power. And yet, blue skies still reign for buyers: low interest rates, more mortgage options, and a huge selection as sellers try to take advantage of high property values. Rent may be money down the drain, but, says John Ford of Ford Realty in Boston, some potential buyers still balk at laying down big bucks for small square footage. Cambridge renter Rebecca Gray, who is 31 and works in publishing, and Charlestown owner Aimee Samuelson, a 37-year-old business consultant, pit the freedoms of renting against the boons of buying. GRAY I moved to Boston in 2002 and have been renting since then. I haven't bought a place, because I knew I might not be in Boston for long and because of money. I work at a small nonprofit, so my salary doesn't leave room to save for a down payment.

SAMUELSON When I was renting, from 1998 until 2000, my apartments kept getting smaller and the rent kept getting higher. I had no savings. I'm self-employed, so my tax accountant said I should have a baby or buy a house. Buying sounded simpler. I found a place when my lease was ending on my Beacon Hill apartment, which was literally a long closet for $1,000. So I bought. And now I have a savings account and more space, so I brought my office into my home.
